What types of loans do you offer?
We provide financing for Acquisition, Fix & Flip / Rehab, Refinance, and New Construction projects, structured around short- to mid-term execution strategies.
What property types do you finance?
Eligible properties include Single-Family homes, Multifamily, Condos, Townhomes, certain Manufactured Homes, as well as Mixed-Use and commercial properties such as Office, Warehouse, Industrial, Retail, Hospitality, and other commercial asset types. All properties must be non-owner-occupied.
What are your typical loan terms and leverage?
Loans start at $100K+, with leverage up to 75% LTV and 90% LTC, depending on the asset, structure, and borrower profile.
How quickly can I get approved?
Our average processing time is 5–10 business days, with many deals moving forward in as little as 5 business days.
What rates should I expect?
Rates start at 8.99% and are determined by leverage, asset type, project scope, and exit strategy. Final terms are deal-specific.
Is there a prepayment penalty?
No. All loans are offered with no prepayment penalty, giving you flexibility to refinance or exit when your strategy allows.
